As an Assistant Building Inspector, you will play a vital role in assising with the construction and maintenance of buildings within various industry. You will be responsible for conducting site inspections, assessing building conditions, and providing advice on renovations, repairs, and compliance with regulations.
Responsibilities
- General office duties, including typing, filing, and routine correspondence.
- Carry out on site surveys including the inspection of low rise and high rise residential, commercial and industrial buildings, civil engineering structures including drains, roads, canals and below ground structures.
- Photography and the operating of survey and testing equipment and instruments.
- Preparation of reports including (but not limited to) drafting, correlation, binding and proof reading.
- Attendance at meetings and legal proceedings when required.
- Make presentation to the Client on the findings of our survey, and to assist in the provision of an estimated cost for recommended rectification works.
- Assist to prepare specifications for the proposed repairs and repainting works and all tender documentation including technical specifications, schedule of works and other relevant documents in accordance with Client’s requirements.
- Assist in pre-qualification of suitable Contractors, invitation of Contractors to tender on behalf of the Client, evaluation of tenders received and report results to the Client.
- Assist to issue of Letter of Award and prepare Contract Documents as necessary and arrange for the commencement of works.
- Assist in monitoring the progress of the repairs and repainting works on site, and supply all information to the Contractor for the completion of the contract in accordance with the contract documents.
- To assist and attend site meetings with all relevant parties in attendance, and issuing minutes of each meeting so as to monitor the progress of works on site, and address problems arising on site.
- To assist in issuing of relevant interim payment certificates, final account and certificate of completion, prepare and/or check the final account, advise on the defects and liability for the repairs and repainting works under the terms of the contract, ensuring rectification of defects and issuing the final account
Requirements
- Diploma / Bachelor's degree in Real Estate, Building, Building Survey, Construction Management, Civil Engineering or any other building/construction related discipline will be an advantage
- Good knowledge of construction techniques, building regulations, and relevant legislations.
- Strong analytical skills and attention to detail.
- Good communication and interpersonal skills, with the ability to effectively liaise with clients, contractors, and stakeholders.
- Proficiency in using surveying equipment and software.
- Ability to manage multiple projects and work effectively under deadlines.
