Responsibilities:
- To support engineers and managers in overseeing various building elements, including civil, structural, interior, and external components, as well as infrastructure works.
- Assist in managing preventive, corrective, and maintenance scheduling, along with coordinating ad-hoc improvement works for building systems.
- Maintain operational readiness and ensure safe and efficient operation.
- Ensure compliance with statutory requirements for the building.
- Manage all licensing matters such as BCA and EMA licensing renewal, structural inspections, lifts annual load tests, and building annual electrical consumption reporting to BCA.
- Oversee outsourced maintenance team safety practices and work conduct to uphold maintenance standards.
- Review and refine building maintenance Fix-It works to meet service level requirements and procedures.
- Analyze recurring issues with building services, identify root causes, and make recommendations for resolution.
- Supervise Term Contractors and Managing Agents to ensure effective performance.
- Undertake additional duties as assigned by the Head of Department.
Project Management:
- Provide project management support for fit-outs, renovations, and upgrades to existing and external facilities.
- Participate in project meetings and manage end-user expectations.
- Review documentation for compliance with statutory requirements prior to commencement.
- Collaborate with other trade teams to ensure smooth and timely project completion.
- Coordinate minor works, new requirements, and renovation and development projects with user departments, consultants, vendors, contractors, and relevant authorities.
- Assist in managing and planning inspection and acceptance activities related to facilities.
- Prepare specifications and drawings for tender, evaluate submissions, and recommend tender awards and work schedules for project execution.
- Conduct inspections and acceptance activities for new facilities and development projects.
- Ensure work is completed upon takeover and meets users' requirements and expectations.
- Undertake any other duties as assigned by the Head of Department.
Job Requirement
- Diploma or Higher Nitec in Building, Property Management, Facilities Management, Architectural Technology, Civil & Structural Engineering, or equivalent.
- Proficiency in building finishing works.
- General knowledge of M&E (Mechanical and Electrical) building services.
- Experience in Plumbing and Sanitary systems.
- Familiarity with procedures for statutory submissions such as FSSD (Fire Safety and Shelter Department), M&E RI (Mechanical & Electrical Regulatory Inspection), Architectural RI, Structural Inspections, etc.
- Supervision and project management experience in A&A (Additions & Alterations) works.
- Prior experience in a healthcare setting is advantageous.
- Knowledge of building maintenance and operations in compliance with statutory requirements, regulations, and current code of practices.
- Ability to read and interpret architectural and M&E schematic drawings.
- Proficient in Microsoft Office, AutoCAD, and BIM (Building Information Modeling). Knowledge of other 3D perspective drawing software is beneficial.
