Asset Management - Operations Lead

About the Role:

  • Develop and implement strategic plans for property operations in alignment with the overall business objectives.
  • Analyze market trends, lease data, competitor activities, and regulatory changes to identify opportunities and risks.
  • Streamline operational processes to enhance efficiency and productivity.
  • Implement best practices and standard operating procedures to optimize property management operations.
  • Oversee budgeting, forecasting, and financial management for property operations.
  • Manage lease documentation and ensure compliance with lease requirements, including rent escalations, options, and expiration dates.
  • Ensure compliance with lease agreements, statutory requirements, and internal policies and procedures.
  • Identify and mitigate risks associated with lease obligations and liabilities.
  • Provide leadership and guidance to a team of property managers and operational staff.
  • Foster a culture of collaboration, innovation, and continuous improvement within the operations team.
  • Conduct performance evaluations, provide feedback, and support professional development initiatives for team members.
  • Ensure high levels of tenant satisfaction through effective communication and proactive management of tenant issues.
  • Serve as the primary point of contact for tenants regarding lease-related inquiries and issues.
  • Facilitate lease negotiations and amendments as needed.
  • Oversee lease administration, including lease negotiations, renewals, and enforcement of lease terms.
  • Manage relationships with external vendors, contractors, and service providers to ensure quality service delivery and cost-effectiveness.
  • Negotiate contracts and service agreements to optimize value for the organization

About You:

  • Master's or Bachelor’s degree in business administration, Real Estate, Finance, or related field.
  • Minimum of 8-10 years of experience in property management and operations, lease administration, real estate management, or related field, with at least 5 years in a leadership role.
  • Strong understanding of property market dynamics and regulatory requirements in the APAC region.
  • Excellent leadership, communication, and interpersonal skills.
  • Strong understanding of lease accounting principles, lease terminology, and lease administration best practices.
  • Strategic thinker with the ability to translate vision into actionable plans.
  • Demonstrated ability to drive operational excellence and deliver results in a dynamic environment.
  • Proficiency in financial analysis, budgeting, and reporting.
